There was a study published by the Journal of Housing Research, that looked at 1,000 buyers in Virginia, looking at a pool of over 370,000 listings. The study compared ‘round number’ pricing strategies to ‘just below’ pricing strategies. Now, round number strategy is like pricing your house at say, $200,000, where just below is pricing at $199,000.
Now, what the study found, was that the best technique for pricing your home when listing it for sale, is setting the asking price just below a round number. It was found that using that pricing strategy, sellers could price their houses a little bit higher without driving away potential buyers. And on average, were able to sell their houses for 2.5 to 3% higher.
